Built in 1958 as HQ for Marchant Calculator, “Marchant on the Greenway” (located between Berkeley and Oakland) ultimately became a storage warehouse in need of some TLC. GCI and Gensler came to the rescue, transforming old Marchant into the bright, dynamic office building that it is today. Renamed Foundry31, this renewed space has become home to high profile tenants including Amazon, Clif Bar, City Sports Club and TCHO Chocolates.
The complete building and site renovation included new structural ramps from the ground floor to the third-floor roof to accommodate 425 stalls of rooftop parking with 137,000 square feet of tapered lightweight concrete and a new waterproofing system for the entire parking area. A structural retrofit, new storefront, and curtain wall systems were also part of the project, as were new common areas, corridors, and restrooms.
Other site renovations include exterior landscaping and hardscape, undergrounding of power poles, underground pathways for new gas and electrical services, a bio-retention/filtration system, and furnishings. GCI enforced a site logistics plan and schedule that focused on safety and minimizing disruptions while meeting the client’s budget and needs. Traffic and pedestrian routing, off-hours delivery and coordination, sidewalk and street closures, site protection and barricades, and environmental and SWPP controls were part of the logistics planning. Because the building sits at the intersection of three cities, three jurisdictions were involved in the project and permit reviews. The involvement of so many entities required a high degree of cooperation and teamwork.
